This site currently houses an existing industrial building. The applicant proposes a change in use to a mixed-use building with a first floor catering kitchen (for a sushi company) along with second-floor offices. The remainder of the building, along with a portion of the second floor via mezzanine, is proposed as a Banquet Hall, which requires SLU approval. The applicant also proposes some site work including restriping, an exterior staircase, and an outdoor patio on the north side.
Special Land Uses (SLU) are uses that may be allowed in the district only after a review of an additional set of criteria, (Article 12 of the City’s Zoning Ordinance). These criteria are established to protect the districts from uses that may be more intense than the permitted uses within that district. All Special Land Use requests must be accompanied by plans and information demonstrating compliance with current zoning requirements and SLU criteria. Special Land Use projects require a Public Hearing in front of the Planning Commission and City Council Approval.
