This CBD Urban-Flex zoned property currently contains an approximately 10,500 SF vehicle collision repair shop, Ferndale Collision. This property is proposed to be demolished for a 5-story mixed-use parking structure with a building footprint of 18,013 SF. The applicant is proposing 8,700 SF of retail and restaurant use on the ground floor and 161 parking spaces on the floors above. A parking structure is considered to be a Special Land Use and is subject to an additional set of criteria and review.
Special Land Uses (SLU) are uses that may be allowed in the district only after a review of an additional set of criteria, (Article 12 of the City’s Zoning Ordinance). These criteria are established to protect the districts from uses that may be more intense than the permitted uses within that district. All Special Land Use requests must be accompanied by plans and information demonstrating compliance with current zoning requirements and SLU criteria. Special Land Use projects require a Public Hearing in front of the Planning Commission and City Council Approval.
